Following the acquisition of a new set of residential apartment blocks, our client — an experienced property portfolio owner — faced the significant challenge of bringing every unit and common area up to current regulatory standards before the properties could be legally let or occupied.

The buildings required comprehensive work across three critical systems:

• Electrical systems: Ageing and non-compliant wiring, consumer units, and distribution boards throughout the blocks required full replacement to meet current BS 7671 wiring regulations.
• Data infrastructure: The properties lacked modern structured cabling and connectivity infrastructure, making them unfit for contemporary tenant expectations and building management requirements.
• Fire safety systems: Existing fire detection, alarm, and suppression provisions were either absent, outdated, or non-compliant with current fire safety legislation and building regulations.
